IFCU has a goal of making home ownership more accessible, especially for first time home buyers. This ever-expanding resource page is designed to provide easy access to housing information, and down payment assistance programs. Any individual realtors listed are considered trusted resources based on IFCU members’ personal experiences. This page will continue to expand as IFCU collects additional information for more of the regions we serve.


Types of Home Loans

Fixed rate mortgages - Your monthly payments will never change for the life of the loan

Adjustable-rate mortgage (ARM) -This loan will adjust during the loan term. Can save you on cost and lower monthly payment.

Federal Housing Administration (FHA) loan -This option is typically easier to qualify and requires a low-down payment.

Department of Veterans Affair (VA Loan) - This option is for Veterans who have served or presently serving in the military. These loans feature no down payment, lower rates and limited closing cost.

Mortgage Refinance - Allow homeowners to replace their current mortgage with a new one. Offering cash out loans and reduce monthly payment no cash out

Fixed Home Equity Line of Credit (HELOC) - Borrower on the equity of your home and secured by your home.


What documents do you need to apply for a mortgage loan?

  1. Government-issued photo ID
    Driver’s license or passport to verify identity.

  2. Social Security number
    Used to pull your credit report and verify eligibility.

  3. Income documentation
    Recent pay stubs (last 30 days) and W-2s for the past 2 years
    (or tax returns if self-employed)

  4. Employment history
    Two years of employment details (employer names and dates).

  5. Federal tax returns
    Last 2 years, especially required for self-employed or variable income.

  6. Bank statements
    Last 2 months for checking and savings accounts.

  7. Asset statements
    Retirement accounts, investments, or other assets showing financial strength.


California

California Housing Finance Agency (CalHFA) - This agency understands that buying a home is a huge responsibility; it is also a huge opportunity. Owning your home means you can paint the walls with your favorite color, plant flowers and vegetables if you choose and plant the seed for an investment in your future.

CalHFA MyHome Assistance Program - First-time home buyer deferred payment junior loans to assist with down payment and/or closing costs.

Home4Good - Realtors serving Orange County, L.A. County, and Riverside County with professional home purchasing and selling services while giving back to secure forever homes for children seeking adoption.

Home Plus: The Arizona Industrial Development Authority provides the only state-run, statewide home buyer down payment assistance program in Arizona. It is available in every County, City, and Zip code.
